I refer to our telephone conversation earlier this week when I informed you that due to a change in Land Registry Regulations, all New Leases completed after June 2006 will require Lease Plans drawn to scale with a northing point and clear definition as to which floor the flat is situated on within the building. Unfortunately, your Lease will require a Lease Plan and you will need to employ a surveyor to arrange this. There are many surveyors who are able to provide this service charging anywhere between £100 and £500. I have recently used a company who were very efficient and by far the cheapest quote I have come across. Their details are as follows:-

The website explains their pricing structure and you should be able to obtain a quote from them over the phone. You are, however, welcome to use any surveyor you wish provided the plan is drawn up in line with current Land Registry requirements. I will also need to add "Prescribed Clauses" to your Lease to comply with current Land Registry Regulations. These form an index at the front of the document pointing out the relevant clauses within the Lease. I will insert these once the Lease and supporting documentation have been returned.
