The EPC is an assessment summary of your home's energy efficiency and
environmental impact rating. It is a mandatory part of a Home Information Pack.

The efficiency rating is a measure of the overall energy efficiency of a home. The
higher the rating the more efficient the home is and the lower your fuel bills will be.

The environmental impact rating is a measure of your home's impact on the
environment in terms of carbon emissions. The higher the rating the less impact it
has on the environment.

The EPC report can help you save on your fuel bills. The detailed part of the
report gives your home's current energy usage and your potential for saving if the
set of recommendations in the report are followed. It does the same for the carbon
emissions per annum.

The report also gives estimated current costs for lighting, heating and hot water
and potential savings.

EPC SURVEY

An EPC survey is an assessment based on visual inspection, recording and
measuring various aspects of the property. On average it takes about an hour and
does not involve drilling holes or disturbing the fabric of the property in any way.

In general, an EPC Survey records the following aspects of the property:

*Exterior/ interior dimension measurements
*Windows and the type of glazing
*Aspects of the heating system (visual observations)
*Aspects of hot water system (visual observations)
*The boiler and systems controls (visual observations)
*Any secondary heating system
*Presence of any energy saving features/ light bulbs
*Inspection of the loft space and insulation (if accessible)

It is advisable to have any guarantees for any works done to the home available
for the inspector. You may also bring to the notice of the inspector any information
about your home's heating system, insulation and refurbishment works that could
have added extra insulation.

An EPC Survey can only be done by a licensed energy assessor
